Foreclosures are up 57%

NEW YORK (CNNMoney.com) — Foreclosure filings nationwide soared 57% in January over the same month last year - another indication that the nation’s housing woes are deepening.

A study released Tuesday by RealtyTrac, an online marketer of foreclosure properties, showed that 233,001 homes were affected, 8% more than in December. Of that total, 45,327 homes were lost to bank repossessions.

The only good news was the comparatively modest month-to-month increase in total filings.

“It could be that some of the efforts on the part of lenders and the government - both at the state and federal level - are beginning to take effect,” said James Saccacio, RealtyTrac’s chief executive.

“The big question is whether those efforts are truly helping homeowners avoid foreclosure in the long term, or if they are just forestalling the inevitable for many beleaguered borrowers,” he said.

Many mortgage-assistance efforts simply give borrowers a chance to pay off missed payments, rather than lowering monthly payments, which effectively just delays foreclosures. But now lenders claim they are restructuring more mortgages by lowering or freezing interest rates and reducing balances. These solutions are much more likely to help people save their homes.

Nevada, California and Florida had the highest foreclosure rates in the nation. During the housing boom, all three states recorded big price run-ups, and saw a large proportion of homes sold to investors. In Nevada, one of every 167 homes was in some foreclosure stage last month.

California had the largest total number of foreclosures among the states. There were more than 57,000 foreclosure filings there in January, one for every 227 homes. Florida trailed well back in total foreclosures with 30,000, but its rate of one for every 273 households was only slightly behind its West Coast rival.

Several states recorded massive jumps in foreclosure activity in the last twelve months. In Rhode Island filings rose 279%; in Maryland they spiked 430%; and in Virginia they leapt 634%.
Las Vegas tops foreclosure list

All three of those states had fairly modest rates to begin with. In Virginia, for example, even with that whopping increase, the rate, overall, was one in every 617 homes, about a quarter the rate in Nevada.

Eighteen states substantially improved since last January. In Pennsylvania, foreclosure filings fell 55% to just 1,683, one for every 3,226 households. West Virginia recorded a drop of 54% to a miniscule 53, one for every 16,667 households. And Vermont’s total dropped in half, from two to one.

Foreclosure and lending laws vary greatly from state to state, and that can have a huge impact on foreclosure rates. But most places have been recording ever-higher foreclosure numbers as home prices stagnated, and the effects of many of the non-traditional mortgages issued during the boom years took hold.

Subprime, hybrid adjustable rate mortgages, with interest rates that reset to much higher, often unaffordable levels after a two or three year period of low rates, caused many borrowers to default.

Even more exotic products, such as interest-only loans, where balances don’t shrink, or, worse yet, option ARMs, where balances grow, also contributed to foreclosure problems.

Those products have just about disappeared from the marketplace today and that should, eventually, lead to healthier foreclosure statistics in the future. But, before that happens, real estate markets will have to improve and, according to many experts, that’s not likely to happen much before the end of 2009.

Merrill Lynch, for example, is forecasting home prices will fall by 15% in 2008 and another 10% in 2009. That will likely continue to fuel high foreclosure rates.

Birth Control Pills

I don’t care if this is a taboo topic, imma talk about it anyway. I recently got back on it – Tri-Sprintec that is. Which is a generic Ortho-Tricyclen. Now I remember why I stopped taking this mess. It messes with my mood. I have been so tired, the girls have been sore, and last time I gained 15lbs but I am managing THAT better now. YAY@ DOWN 11 LBS!. I am so happy I got insurance, lol bc ain’t but 10 bucks. I’m going to get better with posting and returning comments ya’ll I promise. Anyway, let me finish cleaning up. Toodles…

Bad Weather

Ok bad weather this morning..i hope they let us out early!

Business ‘101′

Here are some things i learned while having a successful cleaning service when i lived in Chicago.

1)Don’t try to buy everything you need at once
2)Customer is always right
3)Watch your expenses. Make sure when purchasing suppies or renting office space that its NEEDED otherwise your wasting money! This is critical info. If you don’t expect people to come into your office then you should look into working from home. There are tax/expense advantages to that. Also again, dont buy everything at once. Spend wisely, a high percentage of businesses fail within the first year.

Here is a few of my thoughts on a few celebs…I call, my tidbits.

CHANGE YO DAMN HAIRSTYLE WOMAN!!!!!!!! This hairstyle irks the hell outta me. Am I alone on that thought?

Whitney looks good as well. Keep it up. Still small but she’s always been like that. She just looks so much healthier. Can she talk to Amy Winehouse?

 

WTF! , Is she tryna reinvent herself like Rihanna or Diddy? Or did she just do a “Britney”?

This weekend

We are entertaining a couple Sunday. It was supposed to be Friday but got moved to Sunday. Ty is going to make shrimp pasta (wheat) and probably buy some wine. Thank god that boy cooks. I swear our little system works. I clean, wash clothes, fill and unload dishwasher and grocery shop and Ty cooks, fixes anything around the house, maintain our bikes, take out the trash and anything that I may need done. Oh and occasionally walks the dog. Lol. I noticed since we bought our place, we stay home a lot more. One is because we are further away from everything but another reason is we love our place and don’t mind staying in watching TV. I will prolly blog tomorrow morning again…..toodles.

Our.Room.That.We.Painted

I never showed pics of our bedroom that Ty and his dad painted. Disregard the bed, I was standing on it. We are getting a bigger bedroom tv cause I am too blind to see that damn thing now that we have a bigger bedroom. SMH. So will put it in the 2nd bedroom/office. Ty helped with the window décor!!! :)

Superbowl-in-it?

What are you guys doing for the superbowl? I must say i wouldn’t watch it if it wasn’t for Ty. I have no desire but when he gets all geeked, i do too. I like the commercials they air. Ty promised me for our “bad food day”, hotwings for the superbowl!. Sad but its the highlight of my week lol. Dieting sucks :p . Anywhoo you guys/gals watch it? I guess i should be geeked since Ny giants are playing and we about 45 min from NY. Blah lol. I just want to see if the patriots are going to kick their ass, even tho they are cheaters. I was supposed to workout today but didn’t cause Ty didn’t want to go since its Friday. He affected my workout mood as well, so we grabbed subway and came home. Right now i am on the couch on the laptop, watching “To catch a predator: RAW unseen footage” and Ty fell asleep. LOL QUITTER!. Sorry nothing really interesting to talk about. Ohhh we got life insurance policies one each other. Since we both ride motorcycles, and we got assets together it made sense. If either of us pass, the house and car gets paid off, and then some. He told me if i die, he couldn’t keep the house, he would sell it. He’s don’t think he could stay in it knowing i wasn’t there anymore….plus he know i’ll haunt him. lmao and you know what, he’s right, i would. lol
